How to write a clear property request and reach the right listing faster

The clearer your request, the fewer irrelevant listings you receive. The goal is not more detail; it is separating what is essential from what is flexible.

Start with only five pieces of information

State the property type, preferred districts, budget, approximate size and timing. These five create a strong first filter.

  • Property type and intended use.
  • Accepted districts or a clear geographic range.
  • A realistic maximum budget.
  • Approximate area or number of rooms, depending on property type.
  • Expected purchase or rental timing.

Separate must-haves from preferences

An independent entrance might be essential while frontage direction is only a preference. Mixing the two makes every preference look mandatory and can hide good alternatives.
